Squaw Creek Crossing project is underway

Squaw Creek Crossing makes a strong statement of quality development at the gateway to our community, said MEDCO President Nick Glew. "It will stand as an entrance from the north, south and east as visitors enter into the vibrant and growing city of Marion."

According to Glew, it is a necessary investment for tax-based diversification while providing expected amenities in a rapidly growing community like Marion. And securing tenants for "Marion's first large-scale, mixed-use development" is now underway, he said.

Developers recently purchased more than 20 acres of land on the northeast corner of Hwy. 13 and 151 in Marion, where the project will be divided into two phases. "We are working on Phase One" platting. This phase includes underground sewer, water, and streets which will be constructed at the same time, said Coldwell Banker Hedges Realty Commercial Realtor Jim Angstman, CCIM.

Angstman is currently working on a drone video showing the new street construction. "I do know a traffic study was done." And, they are working with the City of Marion on traffic safety solutions at the intersection of Hennessey Pkwy. and Hwy. 13. This will make it safe and positive for everyone, he said.

Retail, residential, commercial, service, office, and hospitality development in an esthetic environment are envisioned in Phase 2. One project developer said businesses have flexible options for purchasing or leasing the land and/or buildings. "We can do it all," he said. Current plans include Dupaco Credit Union, a convenience store, and a hotel with a pool. Retail space will be available as well. For more information, contact Angstman at 319-540-1800.

According to a Coldwell Banker Hedges Realty flyer, additional construction of the Prospect Meadows Ball Fields Complex will take place on the corner of County Home Road and Hwy. 13, north of Squaw Creek Crossing. It "will be a destination for events and tournaments with projected construction to possibly begin in the fall of 2017."
